First-time buyers
You may qualify for a longer amortization on an insured mortgage, the Home Buyers' Plan withdrawal from your RRSP, the First Home Savings Account and the land transfer tax rebate in Ontario. We check each program against your situation.
Moving up or buying an investment property
If you own a home already, we plan the sale and purchase together, including bridge financing when closing dates do not line up. Investment properties require a larger down payment and different income rules; we know which lenders treat rental income most favourably.
What happens after your offer is accepted
We submit your file for final approval, coordinate the appraisal if one is required, and pass the mortgage instructions to the closing lawyer. When you finance with us, the residential closing is handled in association with Marwah Law.

Common questions
How long does a pre-approval last?
Most lenders hold a rate for 90 to 120 days. If rates fall before you close, you get the lower rate.
Can I buy with less than twenty percent down?
Yes, with mortgage default insurance on purchases under the insured price cap. The premium is added to the mortgage.
Do I need a home inspection?
Lenders rarely require one, but we recommend it. An inspection condition protects you from expensive surprises.
